Acquisitions & Asset Management Associate
Willco is seeking a talented candidate to join the firm as an Acquisitions & Asset Management Associate. The Associate will be involved in all facets of Willco’s acquisition, disposition, asset management, leasing, and development activities, and will work directly with company ownership as well as Senior level Executives.
Essential Duties, Requirements, and Responsibilities:
-Model potential acquisitions/dispositions/refinances in Argus & Excel.
-Analysis of potential transactions, including property-level financial statements, operating information, rent rolls, comparable property rents and sales, operating budgets and capital expenditure budgets.
-Management of the due diligence process including directing third party vendors and internal resources.
-Preparation and creation of investment memorandums and investor correspondence.
-Transition of completed acquisitions/dispositions/refinances to internal accounting and management teams.
-Track competitive assets, leasing comps, regional trends, development competition and overall market conditions.
-Gather and evaluate economic, demographic and real estate market data.
-Conduct or assist conducting investment committee meetings.
-Other duties as assigned
-Create and maintain cash flow valuation models for all assets in the portfolio.
-Provide financial analysis on pricing / leasing strategies, renovation plans and other project and portfolio level ROI opportunities.
-Participating in the development of annual strategic plans and budgets for specific assets.
-Preparation of other analysis as needed to support the asset management and leasing teams.
-Experience preparing individual asset plans and participation in the process to determine strategic direction of individual assets and portfolio.
-Experience with property-level financings/refinancings and working alongside lenders and equity sources.
-Creation of memos for presentation to investment committee.
-Work with accounting department to prepare project reports.
-Prepare various analyses of proposed lease transactions.
-Track the performance of the company’s assets over time.
-Maintain and update Argus models for the company’s portfolio.
-Assist with the development of annual budgets for portfolio on a property-by-property basis, including revenue assumptions and expense analysis
-Other duties as assigned
-Bachelor’s degree, preferably in real estate, finance, accounting, or business administration. MBA or MRE candidate a plus.
-3 – 5 years of relevant real estate experience required.
-Superior quantitative/analytical skills and advanced proficiency in creating complex Argus and Excel models.
-Core financial and underwriting competency.
-Professional presentation and superior written and verbal communication skills.
-Passion for learning, focused attention to detail and a commitment to excellence.
-Office and Industrial Experience a plus.
-Prior direct leasing experience a plus.
-Dependability as a team member who ensures that team goals are met.
-Strong organizational skills with the ability to manage multiple projects.
-Self-Starter, able to work with minimal supervision in fast paced environment.
-Ability to prioritize and balance multiple tasks often under deadline pressure
-Strong Writing, Communication and Interpersonal Skills.
-Ability to understand ownership documentation, including joint venture agreements, debt agreements and financial reporting requirements.
-Ability to communicate effectively and foster good working relationships.
-Ability to work flexible or extended hours to accommodate increased workload/projects and to attend industry-related meetings or events in the evenings.
-Must be confident and capable when communicating with individuals inside and outside the company.
