Financial Analyst

Willco is seeking a talented candidate to join the firm as a Financial Analyst. The Financial Analyst will be involved in all facets of Willco’s acquisition, disposition, asset management, leasing, and development activities. ________________________________________________________________________

Essential Duties and Responsibilities:
•Review and analyze potential acquisition transactions including property-level financial statements, operating information, rent rolls, comparable property rents and sales, operating budgets and capital expenditure budgets;
•Track competitive assets, lease comparables, regional trends, and overall market conditions.
•Gather and evaluate economic, demographic and detailed real estate market data;
•Create financial analyses including cash flow projections and investment return calculations using Excel and Argus;
•Create memos for presentation to investment committee;
•Help to coordinate the due diligence review and closing process;
•Assist with arranging and closing debt financing for acquisitions.
•Assist with analytical aspects of development projects, including underwriting, due diligence, financing and implementation.
•Work with accounting department to prepare project reports.
•Prepare various analyses of proposed lease transactions.
•Prepare memoranda related to certain aspects of development projects, including joint venture agreements, debt agreements, and the evaluation of development opportunities.
•Track development competition, lease comparables, regional trends, and overall market conditions.
•Research zoning ordinances and entitlement processes within applicable jurisdictions.
•Track the performance of the company’s assets over time.
•Maintain and update Argus models for the company’s assets.
•Assist with the development of annual budgets for portfolio on a property-by-property basis, including revenue assumptions and expense analysis.
•Other duties as assigned.

•Bachelor’s Degree in Finance, Business or Real Estate preferred plus 2 or more years of work experience and/or Master’s in Real Estate
Technical Experience:
•Demonstrated proficiency in real estate financial analysis; strong proficiency with Excel, PowerPoint and Word; Argus experience a plus.
Other Skills/Requirements:
•Solid problem-solving, quantitative and analytical skills required
•Strong understanding of key components of financial models and how they impact results.
•Ability to understand ownership documentation, including joint venture agreements, debt agreements and construction contracts.
•Strong interpersonal skills and oral and written communication skills.
•Ability to communicate effectively and foster good working relationships.
•Must be an independent worker who can prioritize and coordinate tasks to accomplish large amounts of work in a timely fashion.
•Ability to shift from one project to another very quickly without loss of work quality and with minimal supervision.
•Self-directed and motivated, organized, detail-oriented, and demonstrate quick turnaround, follow through and follow up.
•Ability to work flexible or extended hours to accommodate increased workload/projects and to attend industry-related meetings or events in the evenings.
•Excellent attendance and punctuality are essential functions of this position.
•Must be confident and capable when communicating with customers inside and outside the company.
•Ability to work well under pressure.
